Terms and Conditions


Check in and check out
Check in time is anytime after 4:00 PM local time.  Check out time is 10:00 AM local time. We have a key-less entry system installed, so you can go directly to the property. The system is programmed remotely and every guest gets their own unique code. Please note outside of your reserved period, the code will not work.
Unlike a hotel room, it takes a full day to professionally clean the home so an early check in can only occur if the home was empty the day before. Similarly, a late departure can only be allowed if there is no other guest due to arrive on your departure date.

Reservation and Payment Terms
A 25% deposit is required when placing a reservation. The balance of your account is due 45 days prior to your scheduled arrival date.

Security Deposit
A £300 security deposit is required with the final balance. This will be returned in full, assuming no loss or damage is discovered after your visit and no TV or telephone charges are incurred. This deposit will be returned to you within 10 days of your departure.

Cancellation Policy
If you cancel your reservation less than 45 days prior to your scheduled arrival, you forfeit your deposit.

Minimum Stay
We require a 5 night minimum stay. (7 during peak times)
Occupancy may not exceed 12 people. Please be aware, though, that there are only beds for 10 people.

In accordance with Florida law, we are required to keep a list of the names and addresses of all the people staying at our property. Only those persons we have been notified of are permitted to occupy the property during the period of rental.

Smoking is not permitted in the home or within the screened pool area. If a smell of smoke is noticed in the home after your departure you will lose your deposit. This is to cover the additional cleaning and deodorising

If you rent a BBQ please note that these are small, transportable propane gas BBQs. They will be delivered on your arrival day and placed just outside the pool screen, on the lawn. BBQs are not permitted on the pool deck or in the house.
No animals are allowed in the house. If you are found to have brought any animals into the house, your security deposit will be retained to cover the additional cost of cleaning all carpets, upholstery and other soft furnishings.
Pool Area
Children should be supervised at all times in the pool area and are not be allowed to swim unattended.  No running or diving in the pool area. Do not take glass into the pool area, plastic alternatives are provided. Do not throw footballs or other hard objects in the pool area. The pool screens are designed to withstand flying insects and are no match for such objects and will tear, incurring a replacement cost to you.
According to Chapter 515.33 of the Residential Swimming Pool Safety Act: Anyone tampering with or disconnecting pool alarms commits a misdemeanour of the second degree, punishable by a $5000 fine or
one (1) year in jail.  Please do not tamper with the pool alarms.
If any pool alarm at any door or sliding glass door is not working, please contact the management company immediately, otherwise you will be charged for replacement of the pool alarm upon departure. 
Pool Heating
If you would like pool heating, please make arrangements for it at the time you place your reservation. Pool heating must be ordered for the entire length of your stay or a minimum of 7 nights.  Refunds for pool heating are not available once you arrive, regardless of weather conditions.
The pool is heated by an electric heat pump.  The desired water temperature is set at 30 degrees Centigrade. It is important to note that this temperature will not feel "hot" like a spa, nor "warm" like a bathtub.  It is only meant to take the chill off the water so you may swim comfortably.  When the air temperature drops below 12 degrees Centigrade the pump (which sucks in air as part of its operation), although on and operating, may not be able to bring the water fully up to the pre-set temperature. However, the operating costs remain the same and no refunds will be made should the water not reach temperature in this circumstance.
Should the pool heater be broken or unavailable for any reason, our liability is limited to only the amount of supplement paid for the pool heating not supplied. Please be aware that all the pool heaters in our community automatically turn off at night. They are noisy so this rule is out of respect for all residents. We provide a pool blanket which should be put on after your swim to maintain the overnight temperature. Failure to put it on will result in a noticeable drop in temperature.

Pests & Critters
Because My Disney Villa is in the sub-tropical climate of Florida, there is always the possibility of a guest encountering various pests and critters indigenous to our location including, but not limited to: alligators, bears, florida panthers, raccoons, birds, snakes, palmetto bugs, ants, bees, mosquitoes, etc. Although we clean, sanitise and treat our home on a regular basis, no amount of prevention can eliminate the possibility of an encounter. Guests agree not to hold My Disney Villa liable for encountering any pests or critters whether outside or inside the property.
In the event a guest encounters an undesirable pest or critter, or have cause to believe they have encountered one, they must contact our management immediately. They will decide on a course of action.

We provide televisions in all areas of the villa. The communal areas (Living Room, Theatre Room and GameRoom) have cable TV with catchup capability. The bedrooms have Amazon Firesticks. We believe we provide a comprehensive selection of viewing but it is not feasible to subscribe to all the services available. If you utilise any of the pay per view or subscription services, the costs incurred will be deducted from your security deposit. DO NOT DOWNLOAD APPS. The Firesticks and Cable services are our accounts and we receive instant notification if an App is downloaded.

DO NOT TAMPER WITH PROGRAMMED SETTINGS. If, for example, you log into Netflix with your own account, when you logout again it makes the service unavailable for future guests. A fee will be charged for our management to visit the home to reprogram the TV(s).

We have a 100Mbps superfast internet service. The speed you experience will vary depending on your location and the equipment you are using to receive it.

Our phone provides unlimited local and long distance calls to anywhere in the contiguous United States and Canada. Calls outside of these areas will incur a charge.

Decor and furnishings
We reserve the right to alter or amend the decor and furnishings from time to time. For latest changes, please see our Facebook page.

We ask that you remember to put the trash out for Monday collection and the recycling out for Friday collection. The local amenity facility is a 32 mile round trip so, if our management has to take the trash, there will be a charge deducted from your security deposit.

Should any problem occur with the accommodation or its contents during your stay, our management company must be informed immediately otherwise you will be charged for replacement/repair
